Hello March
 

This month is typically the start of the Spring Real Estate Market but since the big Pause for the Covid-19 pandemic, those rhythms have not reemerged.  New listings have been popping up all over the Metro area since the middle of January. For our small Brokerage, we are experiencing 3-4 days on market and over-list-price contracts. I have been watching interest rates bobble from the high 5 percentages to the low 6 percentages for the past 6 weeks. How are you feeling about the state of real estate? Prices continue to rise, slower than 2 years ago but still above 2023 prices. Our sellers are doing a bit more maintenance, accepting seller paid closing costs requests, and longer due diligence periods and that is all good news for our buyers!
 
Enough about housing prices, let’s talk about the glory of Spring in our corner of the world! First the bulbs have begun to appear: daffodils of all colors, hyacinth, and tulips. Then comes my personal favorite that is just beginning to bloom: forsythia! The big spindly plant with the outrageous frock of tiny yellow blooms, it’s like the plant explodes with the first warm breezes. I invite you to look around for the magnificent yellow bushes that are just now emerging and be hopeful with me.
 
My schedule is dotted with listing appointments, folks seem to want to put their toes back in the water and get that bigger place or downsize to something easier to navigate. There is a ton of new construction out here in the Decatur and Avondale Estates areas. Give me a call for a private consultation whether you want to sell or resize to another space.
